FE Code - Do You Know What It Is & How To Read It?
FE Codes are feature codes that real estate agents use to quickly identify the key selling features of a property that Buyers commonly search for. FE Codes are found on all Phoenix MLS Listing Sheets (for each property), as well as on Comparative Market Analysis Sheets (comps) that Bloom / Van Omen & Associates produces for our clients. Examples of each can be found below so that you can see where the FE Code is located. To educate our website users, Bloom / Van Omen & Associates, the official real estate partner of Scottsdale.com, has provided a detailed explanation on how to read FE Codes.
As a Buyer, understanding the FE Code will help you quickly identify if a property has the basic selling features you require without having to search through the listing for each answer.
As a Seller, we will provide you "comps" of homes in your neighborhood and the surrounding area, which will all have an FE Code on them. Knowing how to read these codes will help you determine whether a home has the same basic features as yours, without having to look up the MLS listing.
Where is an FE Code located?
The FE Code is located at the top portion of an MLS listing sheet. To be able to see where an FE Code is located on a MLS Listing Sheet and a "Comp" Sheet, click on the documents below to enlarge them and see where we have pointed out (with a yellow arrow) the FE Code.

Each feature below is in the order that it will be found in an FE Code. However, only the applicable property features will appear in the FE Code, which will affect the number placement. .

O - Property has an OTHER ROOM (such as: office, den, loft, exercise room)
X - Property has a (X) FIREPLACE (each “X” equals a fireplace, XX= 2 fireplaces)
